Before You Apply

We never like to see anyone waste their time or money.

Before applying for any of our homes, please read this list of some of our main qualifications that we look for in our applicants. We want to thank you in advance for not lying or submitting false information on your application.

We will eventually find out.. We always do.

 
  • Although credit is definitely not the only deciding factor in our decisions, we look for a credit score of 600 or greater.

  • We want to see a consistent, monthly household income of no less than 3 times the monthly rent amount (after taxes are taken out, preferably). See our income calculator tool below!

  • We will always ask for proof of income. It is a lot easier if you opt for the “Income Verification” during your application screening process. In addition we may ask for three (3) months of pay stubs, employment letters, tax returns, bank statements, etc.

  • Every occupant over the age of 18 must complete an application and pay an application fee. No exceptions.

    Every applicant MUST use their own email address and phone number.

    NO APPLICANTS SHOULD HAVE DUPLICATE EMAIL ADDRESSES OR PHONE NUMBERS.

  • Absolutely not. We do not discriminate for any reasons. Denial of any applications will never be based on skin color, gender, sexual preference, etc.

  • Yes. Any applicant who has an eviction on his/her record within the past 5 years will get an automatic denial.

  • Every applicant should be able to provide adequate references for past landlords. You must have good housekeeping and a history of timely payments. We look for 3 years of prior rental history.

  • Any violent criminals and sex offenders will result in an immediate denial. Other crimes are handled on case by case basis.

  • Most of our properties are 100% pet friendly (with breed restrictions). Be sure to check the listing of the property to be sure of the pet policies.

    Where pets are allowed, we do charge a $350 nonrefundable pet fee at move in along with a $25 per month pet fee (for each pet).

  • There are no guarantees, but in a clean cut scenario like this, we can usually work something out like a cosigner and/or an extra security deposit(s).
